What is covered by the HOA?
The HOA covers lawncare, landscaping, outside surfaces of buildings (siding and roof), driveways, and walkways up to the front door; as well as maintenance and repair for the community pool. Outside damage caused by insects or animals is covered, but any damage done to the inside and/or animal/insect removal must be covered by the unit owner.
Garbage doors, back yard decks and the back yard itself are not covered by the HOA. All unit owners are required to get additional insurance for their yard and unit interior.

How much are HOA dues?
The amount of dues varies based on the square footage of the unit, as of 2023, dues range from $140 to $230 per month. Dues are to be paid by the 10th of the month or a late fee will be assessed. There is also an additional $300 maintenance fee ($25/month) required to be paid once annually, this fee can be paid for at any time during the year.
Special/Emergency Assessments: If deemed necessary by the unit owners and board, additional fees may be required. This is typically only done in cases of extreme weather or for a specific expensive project the community would like to be completed. For example, due to damages sustained from Hurricane Sally in 2020, there was an additional 2000 assessment fee to meet our insurance deductible for repairs.

What are the rules for unit owners?
A full copy of the by-laws can be found here. Generally speaking, the HOA is hands-off and just asks that you be considerate of your community and neighbors. Generally speaking:
- It is expected residents clean up after their animals on common area community property.
- It is expected residents keep noise to a reasonable level to not disturb their neighbors and respect quiet hours (based on Mobile County's Noise Ordinance) from 10:00pm to 6:00am.
- Operating a business on any community property, which includes community lawn areas and driveways, is prohibited.
- Any flora contained within a unit's yard should not interfere, block, or encroach upon the common areas or another unit's yard.
- Additions or changes of fences and decks must be approved by the HOA.
How is parking handled?
There are no assigned parking spots. The only "parking space" guaranteed to unit owners is those directly outside your unit's own garage. This only applies to units whose garages do not exit into the community driveways. Otherwise parking is first come, first serve. Generally we ask residents be respectful of the limited spaces available and suggest any visitors park on the street.
